Selling

A portal waits. A campaign goes and finds them.

The buyer who pays your best price is often someone who was not searching that week. A listing page cannot reach that person. This is what I do instead.

The method

Four things, and you see the evidence for each one.

01.

Reach the people who were not looking

Campaigns run under The Real Matters put your home in front of targeted audiences rather than waiting for a search. I report back with the view counts and, more importantly, the share of those viewers who do not already follow me. That second number is the one that tells you the campaign actually left the building.

02.

Shoot it properly, from the first visit

A video crew comes to the first home visit. Your home gets filmed while it still looks like your home, not reshot in a rush the night before launch. Listings live or die on the first three seconds of video now.

03.

Rebrand the listing, and show you the difference

You see the before and the after side by side. Same property, same rooms, presented as something a buyer wants to walk through. I would rather show you that than describe it to you.

04.

Open the co-broke room

I train realtors at PropNex. That is a materially bigger room of agents with active buyers than my own phone book, and it costs you nothing to have your listing in it.

Pricing your home

Three numbers, not one opinion.

I value a unit on market, transacted and valuation. Market is what comparable homes within 500 metres to a kilometre are doing on psf. Transacted is what has actually changed hands inside your own project. Valuation is the highest figure across the banks, because a buyer will go hunting for the lowest one and a seller has to know the top of the range.

An asking price that ignores any of the three is how a listing sits for six months and then sells under what it was worth on day one.

On exclusivity

If I commit to a weekly marketing spend on your home, that only makes sense when no one else can undercut it. So exclusivity is not me asking you for a favour. It is your guarantee that the commitment is real and that the money keeps going in.

If you would rather not, that is a fair answer and I will tell you straight what changes.

Bring me a question, not a commitment.

Send the address, the situation, or the thing you are trying to decide. You get my read on it. If the honest answer is that you should do nothing this year, that is the answer you get.
